What's a fair rent for a furnished 2BHK in Miyapur, Hyderabad

Hey everyone! Looking for some genuine adivice on rental pricing strategy.

# We have a 1214 sq. ft. 2BHK in a gated community in Nebula Aavaas Miyapur, with 2 balconies, wardrobes, modular kitchen, AC, refrigerator, washing machine, geysers, Wi-Fi and other essentials. ( I've taken the risk of setup costs and reduced it by 70%)

The society has amenities like a swimming pool, gyms, badminton and outdoor courts, jogging track, library and 24/7 security.

Similar flats seem to be going for ₹25k–₹35k, but I'm unsure what would be a fair asking rent for this setup.

# My preffered tenants are male bachelors with max occupancy of 4 tenants.

**Why male bachelors?**

I've been to work for Mumbai, Bengaluru, Chennai and other cities fkr work and I found no one were offering rents to male bachelors then I've devided and convinced my parents too just letting it out to male bachelors and IT employees only.

For tenants and landlords in Miyapur, what would you consider a reasonable monthly rent? Would really appreciate honest opinions. Thanks!
