I have purchased a **3 BHK flat (1,309 sq. ft.) in Urbanrise On Cloud 33, Tower 2, near Bachupally, Hyderabad**, primarily for rental income and investment purposes.

I was told that I could potentially get ₹40,000–₹50,000 per month in rent. This expectation played a significant role in my decision to go ahead with the purchase and take a home loan.

However, I’m now getting a little anxious and would genuinely appreciate honest feedback from people who live in Bachupally, own flats in this project, or have experience with rental properties in the surrounding areas.

A few questions I really need answers to:

**Is ₹40K–₹50K monthly rent realistic** for a 3 BHK of 1,309 sq. ft. in Urbanrise On Cloud 33? What are owners actually getting?

How quickly can I realistically expect to find a tenant after possession? Is rental demand strong enough to find someone within a month or two, or can flats remain vacant for longer?

Are tenants willing to pay this amount in Bachupally, considering the other gated communities and new apartment projects in the area?

Given the current IT job market, economic uncertainty, and the supply of new flats around Hyderabad, how do you see rental demand evolving over the next few years?

If you had purchased this flat purely for rental income and had a home loan to manage, would you consider it a sensible investment?

My biggest concern is that I’m partly relying on the expected rent to manage the EMI. If the actual rent turns out to be significantly lower, or if the property remains vacant for several months, it could put me under financial pressure.
