Are these brokers? Do they usually charge? Looking for a 1BHK in Kondapur.

I’ve been looking for semi- or fully furnished 1BHK apartments in Kondapur, preferably close to Laxmi Cyber City.

I came across a few listings on Facebook Marketplace, and noticed that 3–4 of them were posted by the same person. I reached out to him on WhatsApp and asked if he could share all the available listings so I could shortlist a couple for apartment tours.

Instead, he asked me to meet him at a bakery in Kondapur, from where he’d take me to see the apartments.

Is this how things usually work in Hyderabad? I’m assuming he’s a broker, but how do I confirm? Do brokers typically charge for showing apartments, or only after a rental agreement is finalized? How much is the usual brokerage fee? And is there anything I should be cautious about?

**Location:** Kondapur/Whitefields, preferably close to Laxmi Cyber City

**Move-in:** November 15

**Budget:** Around ₹25,000/month, can stretch a little for a good place

**Preference:** Semi- or fully furnished 1BHK, ideally in a gated community or a building with good security and decent amenities.

Also, I’m open to a good PG or co-living space if it’s spacious, well-maintained, and has good security. I’d prefer a private bedroom and attached bathroom, with no room sharing.

I usually cook my own meals, so access to a kitchen would be ideal, but it’s not a dealbreaker if the place provides decent food.

My first preference is still a 1BHK, but I’d definitely consider a premium PG with enough privacy and good amenities. Would appreciate any recommendations!
