Don’t rent OR ask for much lower rent from Smartworld Orchard apartments

2.5 BHK’s technically 3BHK) with basement are currently being rented for 60-70k, when in reality the construction quality, lack of maintenance and the lack of security is so bad that people shouldn’t be paying more than 30-35k pm. Please show your brokers these images and videos from this year and don’t get scammed.

1. There is no guest parking

2. Electricity in some flats is highly inflated- renters are complaining that there even when they are travelling their electricity bill is approximately ₹4000-5000

3. Don’t be fooled by the clubhouse “the pavilion”, it is an extra 15k charge for the year if you’re single and 31k for a family of 3-4. So if the brokers try to sell you on that by saying that the rent is so high because we have such a beautiful clubhouse with a mini theatre - tell them to shove their clubhouse where the sun doesn’t shine.

4. We were supposed to get security doors installed that allowed us to see who is downstairs in the building, one year later and there are still no security doors. There is barely one guard stationed every 4-5 buildings and they’re really not doing their job.

5. There is no traffic light at the junction outside the entry gate making it a very accident prone space. Residents have tried to get Smartworld to tell the cops to install one but it has been one year.

6. People who have basements included in their rent or as owners- the basements are moldy, and every monsoon there is seepage which flooded several blocks in the H block area this monsoon.

7. Poor construction quality: residents have complained about seepage and mold issues, as well as probably the most shocking thing- the kitchen shelves and cupboards and chimney have been falling in multiple apartments.
