Hey! I'm considering moving into a pre-occupied flat in Bangalore and had a question about how security deposits work when replacing a flatmate.

The situation:

\- Three flatmates originally signed the lease and paid ₹75k each as a deposit (₹2.25L total).

\- One is moving out, and I'm considering replacing her.

\- The proposed arrangement is that I pay her ₹75k directly, while her deposit stays with the landlord. When I eventually move out, I'd find a replacement who pays me the same amount.

I understand why this arrangement makes sense for the outgoing flatmate. My concern is what happens if I eventually move out and the lease ends without a replacement.

The agreement mentions a ₹50k painting deduction from the total deposit, along with potential deductions for damage.

A few questions:

1. How are deductions like painting charges usually divided among flatmates when a lease ends?

2. If I move in now, could I end up bearing costs accumulated before I moved in?

3. Is paying the outgoing flatmate directly standard practice? How is the deposit transfer usually documented?

4. What's the best way to protect both parties in this arrangement?

I haven't spoken to the landlord yet and am trying to understand the usual practice before proceeding. I'm not questioning the outgoing flatmate's arrangement; I just want to understand the potential financial implications for myself.

Would appreciate hearing from anyone who's dealt with this in Bangalore. Thanks!
