Flatmate replacement: Who bears the security deposit deductions?

I'm considering replacing a flatmate in a 3BHK in Bangalore. Three flatmates signed the lease and paid ₹75k each as a deposit. One of them has lived there for around 2 years and is now moving out.

The arrangement proposed is that I pay her ₹75k directly, while her share of the deposit stays with the landlord. When I eventually move out, I'd have to find someone to replace me and pay me the same amount.

My concern is that the agreement mentions a ₹50k painting deduction from the total deposit, in addition to potential damage charges. Since she's been living there for two years, I'm worried I could end up bearing deductions for wear and tear or damage that existed before I moved in, while she gets her full ₹75k from me.

\- Is this kind of deposit transfer standard practice?

\- If the lease ends without a replacement, how are deductions divided?

\- How do I protect myself from being held responsible for pre-existing damage or deductions relating to the previous tenant's stay?

I haven't spoken to the landlord yet. I'd appreciate advice from anyone who's dealt with flatmate replacements in Bangalore!
